Sometimes there is no leak at all

A basement or crawlspace that sits above sixty percent relative humidity for weeks will grow mold without a single drop of plumbing failure. In a river valley, through a Kentucky summer, that is not a hypothetical condition, it is most of July and August.

So the first question on any mold job here is not where the leak is, it is whether there was ever a leak. If the answer is no, the fix is ventilation, dehumidification and vapour control rather than a repair, and saying so is worth more than selling a remediation that will not hold.

How the work is done

Containment before any material is removed

Nothing is disturbed until the work area is sheeted and under negative pressure with HEPA filtration running. Cutting into growth without that is the most efficient way to move a one-room problem into four rooms.

We work to the consensus industry standard for mold remediation, which in practice means drywall cut well above the visible line, material bagged inside containment rather than carried through the building, and air scrubbers still running after the growth is gone.
