Commercial Restoration

In a commercial building the loss is rarely the building. It is the closed floor, the damaged stock, the tenant complaint and the shift that did not run, so that is what the scope is built around.

The difference from a house

Downtime and what it costs

A residential water loss is measured in rooms. A commercial one is measured in hours: the aisle that is closed, the floor that cannot be occupied, the tenant who is asking when they can reopen. The drywall is incidental to all of that.

So we scope commercial work around returning the operating area first, run drying outside business hours where the space allows, and phase the work so the parts of the building that can stay open do stay open.

Turning a unit around between tenants.

How we staff it

How our commercial jobs are staffed

Every technician on a job is vetted, trained and employed by us. On a residential job that mostly affects quality. In a secured commercial building, a school, a state office or a tenanted floor, it also affects who is walking through the door and whether the same people come back tomorrow.

It is also why we can commit to a schedule. A subcontracted crew is a schedule that belongs to somebody else.

All Dry worked on one of our rental properties for mold removal, remediation, and flooring repair after a hot water heater leaked. They went above and beyond in every single aspect. They were timely, and were excellent in their communication with us and the tenant. When they were done the mold remediation test came back as if nothing was ever there and completely clear.

FAQ

Questions Central Kentucky property owners ask us

Can you work outside our business hours?

We do our best to organise the restoration schedule with minimal impact on business hours, and the project manager works with the owner or management team to coordinate it. Drying equipment runs around the clock regardless, so where the disruptive stages can sit outside operating hours, they will. Where they cannot, our technicians will tell you what the trade-off is rather than leave you to discover it.

Do you use subcontractors?

No. Our staff is vetted, licensed, trained and employed by us. In a secured or tenanted building that matters for access control as much as for quality, and it is why we can commit to a schedule rather than passing one along.

How quickly can you respond to a commercial loss?

We aim to be there within the hour, on either line, at any hour. For a facility where downtime is the real cost, the useful thing to know is that we answer live rather than taking a message, so the assessment starts on the call.

Can you work directly with our insurer and our adjuster?

Yes. We document with photographs and daily moisture logs, produce line-item estimates in the format carriers expect, and bill the insurer directly. For a property manager that also means one set of documentation that can be handed to an owner and a tenant without translation.
