Removal versus remediation
Inspection and remediation are separate jobs
Removal is an action performed on a surface: wiping, scrubbing, cutting out the affected section. On a small patch of hard surface that may be all that is needed. Its limits are that it addresses what is visible, does nothing about the moisture, and done without containment distributes spores through the rest of the building.
Remediation is the whole sequence to a standard. Containment and negative pressure, HEPA filtration throughout, removal of what cannot be cleaned, cleaning of what can, antimicrobial treatment, and the moisture source identified. Ask any contractor what the moisture source is and how it is being addressed. A remediation quote has an answer; a removal quote often does not, and is cheaper for exactly that reason.
