Mold and Your Health, Without the Scare Copy

There is a lot of frightening and unsourced material about mold online, much of it published by people selling remediation. Here is what the health agencies actually say.

We remediate mold for a living, which is why this page is careful. A restoration company has an obvious incentive to overstate health risk, so everything below is either attributed to a public health source or clearly labelled as our own operational experience.

What the evidence supports

Damp indoor environments are associated with respiratory symptoms, cough, wheeze, and worsening of existing asthma. That association is well established and is the basis of the guidance both the EPA and the CDC publish for homeowners.

Sensitive individuals may experience nasal and throat irritation, eye irritation and skin reaction. People with asthma or a mold allergy tend to react more strongly, and people who are immunocompromised can develop more serious infections, which is why hospitals treat mold in a building very differently from how a homeowner does.

Who is most affected

  • People with asthma or allergies. The clearest and best documented group. Damp housing is linked with symptom worsening rather than merely discomfort.

  • Immunocompromised people. The group for whom this stops being an irritation and becomes a medical question. Worth close attention in a household undergoing treatment.

  • Children. Children spend more time at floor level, breathe more air relative to body weight, and their lungs are still developing. The CDC's guidance on damp housing and childhood asthma is the relevant reading.

  • Older adults. Often for the ordinary reasons: more time indoors, and a higher likelihood of existing respiratory conditions.

Where our advice stops

We will not diagnose anyone, we will not tell you what a specific symptom is caused by, and we will not attach a species name to a health outcome. Those are medical questions and we are a restoration company. If someone in the house is unwell, that conversation belongs with their doctor, and a doctor may want lab testing, which we refer out rather than sell.

What we can tell you is what is growing, how far it has spread, where the water came from, and what it will take to remove it properly.

The practical version

You do not need to know a species to know what to do. Visible growth means find the moisture and fix it, remove what cannot be cleaned, and do it under containment so the rest of the building is not contaminated in the process. That response is the same whatever the sample would have said, which is why the EPA's own guidance says sampling is usually unnecessary when mold is visible.
