A fire loss is three losses in one building. There is what burned, there is what the smoke reached, and there is what the water did. They need different work and they run to different clocks, and the one that surprises people is that the second and third often affect more of the house than the first.
Securing the building
Before anything is cleaned, the structure has to stop getting worse. Board-ups over broken windows and doors, emergency tarping where the roof or an upper floor is open, and the building secured against weather and against anyone walking into it. Most policies require this and most of them cover it.
Water before soot
Firefighting puts a great deal of water into a building in a short time, and it is still there after everyone leaves. Extraction and drying start immediately, ahead of soot cleaning, for the same reason they would after any other water loss: microbial growth begins on the same timescale regardless of what caused the water.
Why smoke reaches rooms the fire did not
Smoke moves with air, so it goes wherever the building's air goes: up stairwells, through return ducts, into wall cavities, into closets that were shut the whole time. Soot particles are extremely fine and settle on everything, including surfaces that still look clean.
Soot is also acidic, and that is the part with a deadline. Left in place it etches and stains permanently. Metal corrodes, grout and marble discolour, and plastics yellow in a way that does not reverse. Items that could have been cleaned in the first week are frequently unsalvageable after a month, which is the real reason fire restoration is urgent even when the building is standing and secure.
Cleaning methods are matched to the surface
Dry cleaning first. Chemical sponges and HEPA vacuuming to lift loose soot. Wiping dry soot with anything wet drives it into the surface and sets the stain.
Then wet cleaning, matched to the residue. Protein smoke from a kitchen fire, from burned synthetics, and from natural materials all behave differently and take different agents. Using the wrong one is how surfaces get damaged during cleanup.
Ducts and HVAC. If the system ran during or after the fire, it distributed soot through the building and will keep doing so every time it comes on.
Odor treatment
Smoke odor persists because the particles causing it are lodged in porous material: drywall, framing, textiles, carpet backing. Air freshener and ozone alone do not resolve this. Masking a smoke smell is the most common shortcut in this industry and it fails on the first humid day, because humidity reactivates the residue.
Real deodorisation means removing what cannot be cleaned, cleaning what can, then treating the remaining porous material, and sealing surfaces where the residue cannot be fully extracted. It is done last because everything before it would otherwise undo it.
