Remediation is a process applied to a building, and the part that decides whether it worked is what happens to the water. ## Check which one a quote covers Removal means physically taking mold off the material it is growing on: wiping, scrubbing, cutting out the affected section. On a small patch of hard surface that may be all that is needed. Its limits are that it addresses what is visible, does nothing about the moisture, and done without containment distributes spores through the rest of the building. Remediation is the whole sequence to a standard. Three questions separate them, and they are worth asking any contractor: what is the moisture source and how is it being addressed, will the work area be contained and under negative pressure, and what happens to the material that comes out. A remediation quote answers all three. ## Why disturbed mold spreads Nothing is cut until the work area is sheeted and held under negative pressure with HEPA filtration running. On a job that looks small this can seem like overkill; it is the difference between remediating one room and contaminating four. We work to the consensus industry standard for mold remediation. In practice that shows up as drywall cut well above the visible line, material bagged inside containment rather than carried through the house, and air scrubbers still running after the growth is gone. ## What remediation includes 1. Free visual inspection: A remediation specialist, moisture meters and thermal imaging, before anything is quoted. 2. Containment and negative air: Sheeting, and pressure differential so air leaves the work area through a filter. 3. HEPA filtration throughout: Running during the work, not only at the end. 4. Source removal: Material that cannot be cleaned comes out and is bagged inside containment. 5. Cleaning and antimicrobial treatment: On what stays, after cleaning rather than instead of it. 6. Correct the moisture: The step that decides whether any of the rest of it lasts. On wood or drywall the hyphae sit below the surface, the bleach mostly does not reach them, and the water content helps them along. - Only black mold matters: Colour identifies very little. The response to visible growth is the same regardless of species. - If you cannot see it there is none: Wall cavities, subfloors and the underside of carpet pad are all common and all invisible. A musty smell with nothing visible means look harder. - Painting over it deals with it: It deals with the appearance for a few months, then traps moisture against the growth. ## Inspection and remediation, with testing referred out We do not collect samples for lab analysis. Mold removal involves physically removing mold from surfaces. Mold remediation is a more comprehensive process that includes removing the mold, addressing the moisture issue causing it, and restoring the affected area to a safe condition. Remediation involves containment, cleaning, and specialised equipment to ensure the contamination is safely dealt with and unlikely to return. ### What causes mold to grow in homes? Mold thrives where there is high humidity or moisture, typically from water damage, leaks or inadequate ventilation. It grows on wood, drywall, carpet and similar materials, and is most common in basements, bathrooms and attics. Mold spores are always present in the air; they need moisture to begin growing and spreading. ### Is mold dangerous to my health? Mold can be harmful, particularly to people with respiratory conditions, allergies or weakened immune systems. Exposure can lead to coughing, sneezing, headaches and skin irritation, and in more serious cases can worsen asthma or lead to infection. On a non-porous surface such as tile, bleach will kill surface growth. On porous material like wood or drywall the hyphae are below the surface where bleach mostly does not reach, and the water content of the bleach then feeds them. It is the single most common way a small mold problem gets fed rather than fixed. ### Do you test the air afterwards to confirm it is clear? We do not, and that is deliberate. Post-remediation verification is most credible when it comes from someone other than the firm that did the work, so we will recommend an unaffiliated third party if you want it.
