In a commercial building the loss is rarely the building. It is the closed floor, the damaged stock, the tenant complaint and the shift that did not run, so that is what the scope is built around.

## Downtime and what it costs

A residential water loss is measured in rooms. A commercial one is measured in hours: the aisle that is closed, the floor that cannot be occupied, the tenant who is asking when they can reopen. The drywall is incidental to all of that.

So we scope commercial work around returning the operating area first, run drying outside business hours where the space allows, and phase the work so the parts of the building that can stay open do stay open.

## Who we report to on a commercial job

- Business owners: Where continuity is the whole brief.
- Property managers: Coordinating between an owner, a tenant and a carrier, usually by phone.
- Facilities teams: Who need documentation they can hand upward as much as they need the work done.
- Insurance adjusters: Line-item estimates and moisture logs in the format the claim needs.
- Multi-tenant buildings: Where water in one unit is rarely water in one unit.
- Landlords and rentals: Turning a unit around between tenants.

## How our commercial jobs are staffed

Every technician on a job is vetted, trained and employed by us. On a residential job that mostly affects quality. In a secured commercial building, a school, a state office or a tenanted floor, it also affects who is walking through the door and whether the same people come back tomorrow.

It is also why we can commit to a schedule on the mitigation stage. A borrowed crew is a schedule that belongs to somebody else.

## The full range, on commercial scale

- Water damage and large-loss drying: Extraction and drying scaled to the volume.
- Water leak detection: Including scheduled scanning on ageing plumbing runs.
- Fire and smoke: Fire closes a business faster than anything else on this list. Our expertise in a complex disaster gives you the best chance at getting back to business quickly and safely.
- Mold remediation: Containment first, so the rest of the building keeps trading while the affected area is addressed.
- Sewage and contaminated water: Contamination handled without closing more than it has to.
- Documentation: Photographs, daily moisture logs and carrier-ready estimates.
- Communication and leadership: Commercial projects often involve many players. Resources, skill, superior communication, planning and partnerships allow us to get the job done quickly and effectively.

## Frequently asked questions

### Can you work outside our business hours?

We do our best to organise the restoration schedule with minimal impact on business hours, and the project manager works with the owner or management team to coordinate it. Drying equipment runs around the clock regardless, so where the disruptive stages can sit outside operating hours, they will. Where they cannot, our technicians will tell you what the trade-off is rather than leave you to discover it.

### Do you use subcontractors?

For mitigation and remediation, the cleanup work itself, no. Those crews are vetted, licensed, trained and employed by us, which in a secured or tenanted building matters for access control as much as for quality. Rebuild is different. Like most restoration companies we bring in trusted subcontractors for the rebuild stage, and we tell you who is coming and when rather than leaving you to work it out.

### How quickly can you respond to a commercial loss?

We aim to be there within the hour, on either line, at any hour. For a facility where downtime is the real cost, the useful thing to know is that we answer live rather than taking a message, so the assessment starts on the call.

### Can you work directly with our insurer and our adjuster?

Yes. We document with photographs and daily moisture logs, produce line-item estimates in the format carriers expect, and bill the insurer directly. For a property manager that also means one set of documentation that can be handed to an owner and a tenant without translation.
